- Eliminate clutter
- Remove all unsightly elements

- Power Wash the roof, sidings, patios, driveways, and outdoor furniture
- Add flower pots in a welcoming arrangement

- Set outdoor furniture to create a welcoming atmosphere and additional living space
- Have your swimming pool and spa full and sparkling. Empty pools are an alarming sign

- Get rid of the clutter. Organize. These are the most important steps
- Remove all big furniture from small spaces
- Use professional cleaning services so everything looks brand new
- Clean means if you wipe all surfaces of your home with a cosmetic cotton pad, it should stay clean
- Remove all old, dated, damaged and gender specific wallpapers and wall borders. (consider using wallpaper removal kit for easy removal)
- Paint the walls in soft neutral color unless you are consulting with a designer
- Remove all the personal items off the counter tops
- All odors and odor causing items from smoking, cooking oily and spicy foods, animals, pets, diapers, burning, scented oils, dirty cooking appliances, dirty walls and window covering, old carpeting, to mold and mildew have to be eliminated
- Have a professional mold removing expert to take care of the mold problem. Otherwise you need to disclose the mold problem to the buyer
- Remove all odors and Stains with harmless products
- Grind orange peel or squeezed lemon leftover in the garbage disposal to eliminate it’s odor
- Make sure windows, light fixtures, light switches and outlet plates, window sills, walls baseboards, door knobs, and the doors are spotless
- Leave the curtains and window coverings open
- Leave all the lights on when showing the house to the
potential buyers
- Add more light in a room to help it seem bigger
- Use light bulbs per maximum wattage allowed in your light fixtures
- Make a comparison list of features in your and the competitors homes in your area
- Evaluate competitive houses in your area and stage for beating your competition
- Recognize and focus on your target market taste in decorating and the life style. Eliminate non matching personal items and taste
- Learn and apply the current trend in color and style, when it helps to improve your home staging
- Remember, most buyers want bigger, better home, with more and exciting features
- Do not under estimate the perceived value of a home in buyer’s eyes
- Leave half of the space of all shelves, cabinets, storage, and closets empty
- Let the buyers see the edge of the floors, shelves, and corners when they meet the walls
- Let the buyers see through spaces in your home. Do not block the views
- Do not leave any personal and cleaning products, dirty dishes, and dirty clothes out or lying around. Hide toilet bowl cleaning brush, mob and vacuum cleaner
- Remember, you do not want to remind potential buyers of any cleaning chore. As if this house is chore free
- Neatly fold all sweaters, sheets and towels, stacked per like color, like size
- Remember, buyers like to see themselves in a ready to move in home at its best
- A dressed up home with clean and fresh look is what makes your home a winner
- Have to cook? Only cook foods that have pleasant aroma or it will be best to bake cakes and cookies. Do not try to mask odor with these tricks. It will not work
